Step 1. Wishes and budget.
Of course it is important to know which characteristics are important to you, what are your wishes and which environment suits you best. It is also important to know in advance what your financial options are. Take into account approximately 11% buyer costs for existing buildings and 13.5% for new buildings. A mortgage financing in Spain for non-residents is possible up to 70% of the purchase price. This means that you must be able to finance at least 41% to 43.5% of the purchase price yourself with your own resources. Step 2. An introductory meeting.
This can be done by telephone and/or e-mail, video call or in a personal meeting on location.
Step 3. Selection of homes.

Step 4. Viewings.

Step 5. Negotiation.
If you want to purchase the property after the viewing, we will negotiate the price and the sales conditions for you. Your interest is central to us, after all, we are your purchasing agent. With new construction, you should take into account that it is (almost) impossible to negotiate a discount. In the case of existing buildings, this depends on the seller, whether or not he wants to sell quickly and the period that the house is for sale. Is the seller in no hurry or is the property just up for sale? Then there is a chance that the negotiating room in the asking price is less.
Step 6. Purchase.
If you want to make a purchase, a reservation contract will be drawn up and signed. Of course, all documents and contract will be checked and legally checked by means of the lawyer / gestoria before you proceed to signing. Usually within a month you sign the purchase contract. This contains all rights and obligations of the buying and selling party. Usually at that time you will be asked to make a deposit, especially if the transfer date is a bit further in the future. In this phase you add up the reservation amount you have transferred to 10% of the purchase price. This 10% is then transferred to the bank account of the current owner or to the account specially intended for the new construction project (with bank guarantee). If after this deposit you decide to cancel the purchase, this deposit is non-refundable. If the current owner decides to cancel the purchase after receiving this 10%, he is obliged to pay you 20% of the agreed purchase price.
Step 7. Notary and delivery.
When the handover of the house is planned, an appointment is made at the notary for signing the deed of delivery and receipt of the keys. After you have received your keys to your new home, you will of course want to furnish it to your own taste or perhaps even renovate it.
